Savant Building Solutions serves the eastern suburbs of Cuyahoga County, from the Lake County line down through Beachwood, Solon, and the Chagrin Valley. Cuyahoga County is the second most populated county in Ohio, home to about 1.25 million people and more than 615,000 housing units. It is also home to the oldest housing stock in the region. The countywide median construction year is 1957, and nearly 28% of homes were built before 1940. No other county we serve comes close to that. What it means in practice is simple: an enormous number of Cuyahoga County roofs are past due, sitting on homes that have already been re-roofed two or three times, often over decking and flashing that has never been properly updated.
Savant serves the eastern side of the county, which is where our shop, our crews, and three decades of our work are concentrated. What the whole territory shares is the climate. Eastern Cuyahoga County sits in the lake-effect snow band, and every winter the freeze-thaw cycle tests attic ventilation, eave protection, and flashing on hundreds of thousands of aging roofs. A median construction year of 1957 means the typical Cuyahoga County home has lived through seventy years of winters and at least two roofing cycles. Plank decking instead of sheathing. None of that prevents a quality replacement, but it has to be found during inspection rather than discovered mid-project. Our inspections document it up front so the proposal reflects the real scope.

A straightforward ranch in Mayfield Heights and an estate roof in Pepper Pike are entirely different projects in size, pitch, and materials, and decking condition on older homes adds another variable.
